There is no better feeling than when you make an offer on your dream home, and it’s accepted. You may have been searching for the right home for some time, and to have that search finally come to an end is a great feeling. But what if it isn\u2019t quite over? If the home inspection report doesn\u2019t come back looking as good as you had hoped. You might feel like you are back to square one.
\nWhen you get the inspection report and it indicates a number of problems, the first thing you need to do is slow down and read it carefully. Getting too emotionally involved is going to make it harder to arrive at a smart decision. You may or may not wind up moving forward with the purchase, depending on the details of what was uncovered.
\nTake It Line by Line
\nReview each of the issues with the home individually and think about what they mean in both the short- and long-term. Are these going to be expensive repairs? Do all of the issues even need to be repaired right now? Do any of them give you cause for concern regarding the future of the house? If you are working with a real estate agent, he or she may be able to shine some light on how the home inspection report should impact your offer.
\nMake Adjustments
\nIf the home inspection simply reveals more than you want to deal with, it may be that you just have to walk away from the deal. However, if you are still interested in buying the home, adjusting your offer and taking the new offer back to the seller is the usual course of action. With any luck, you\u2019ll be able to come to an agreement and continue on toward closing. More often than not, a large majority of the concerns found are minor maintenance issues.
\nAs a buyer, you are wise to require a home inspection before you will sign final papers and take ownership of the home. Hopefully, that inspection will come back clean. If it does not, remember to think clearly and remain calm as you weigh your options.
