Living in Florida we are graced with mild winters. We haven’t seen snow since 1977! However, it is always good to be prepared for those few cold nights we do get a year. When the temperature drops to the low 30’s on those very rare occasions, we strongly urge everyone to take the necessary precautions to protect their pipes from freezing. Of course, we handle pipe repair if your pipes burst this winter.
Unfortunately, there is no fool proof way to prevent pipes from freezing, but below is a few tips that can help prevent it.
1) Drip your faucets!! Not just the cold side, but ALSO THE HOT SIDE. Try to target the faucets that may be on an exterior wall inside your home or office, and turn them on enough to have a pencil lead size stream flowing from the faucet.
2) Disconnect all hoses from outside faucets or hose bibs.
3) Make sure any exposed piping or backflow devices commonly used on irrigation systems are insulated or covered and protected from the wind and elements.
4) Open the cabinets underneath any faucets on an exterior wall. This will allow the warm air from inside your home or office to heat the piping underneath the cabinets and in the wall.
Again, even with taking all of these preventative steps, there is no guarantee the pipes will not freeze. If your pipes do freeze, there is no quick fix or simple method to thaw the pipes. Once the temperature rises above freezing, the pipes will begin to thaw.
