Keeping Tenants Happy as a Property Manager

The most important data that a property manager looks at is their property turnover rate. Property Manager jobs are much easier when their tenants are long term and they don’t have to spend their time trying to fill vacant units. A great property manager can do these three simple things that make life much easier on themselves and their tenants.

  1. Make the Living Easy- Tenants shouldn’t have a tough time figuring out who to call if there is a maintenance emergency or they need to speak with the property manager about rent due. While including magnets in move in bags with contact information on them is cute and a nice gesture, landlords should make it a priority to have contact info posted in the buildings of the units he manages or another public area on the property. Allowing tenants to pay rent online and request maintenance through online portals is another way to make living easy in a rental situation.
  2. Resident Appreciate- A great property manager should show their residents appreciation. Most renters will not sign a lease for a home if the landlord has terrible reviews on line. One way a landlord can ensure they are have a positive impact on their tenants is to have resident appreciation events such as free donuts in the rental office if on property, organizing a valentine’s day card making party for the kids, or other fun activities to bring the community together.
  3. Keep up the Curb Appeal- No one wants to live somewhere that is not kept up. Focusing on curb appeal is a priority when a property manager is trying to attract new tenants, but it should remain a priority after you are at full occupancy as well. Making sure that the lawns stay mowed, the pool stays clean and trash isn’t piling up goes a long way in making tenants happy.
