How to Prepare for a Home Inspection

A home inspection is a great idea, whether you are buying or selling a home. The home
inspection will give you a better understanding of what is good about a home and what
could use some work. Home inspections can also alert you to potential safety hazards
before they become potentially life threatening.

Now that you’ve decided a home inspection is right for you, how do you prepare for it?
These are some key tips to help the home inspection go as smoothly as possible.

Clean the House & Leave the Utilities On
A home inspector will have a much easier time assessing the different components of a
home when it is clean and free of clutter. By cleaning and removing clutter, a home
inspector will be able to access areas such as closets, attics and basements much
easier. Also, even if you are not currently living in the home the utilities should be left
on. To check the appliances, furnace and air conditioning, power will need to be on and
functional.

Leave Keys for Detached Buildings and Other Locked Areas
To complete a thorough home inspection, the inspector will need to access all areas of
the property. If you have a barn or detached garage that is locked, the inspector will
need keys to access these areas as well. If you do not plan on being present for the
home inspection, you can just leave the keys with a note for the inspector as to what
they are for.

Leave Any Repair Documents for Review
If you have recently had upgrades or repairs to any part of your home or property, it is
best to leave a copy of those documents for the home inspector. These documents will
give the home inspector a better understanding upfront to what areas have been
attended to. This will also allow the inspector the opportunity to inspect the repairs to
make sure they were quality.
